OGGETTO
This instruction governs the rental service of the apartments of Paladini Reberta "Le Muratelle" with offices in Via San Bartolo 96 in San Vincenzo (LI), hereinafter referred to as supplier.

LOCAZIONE
The rental is concluded in the name and on behalf of the supplier at the rates indicated in the price list in force, as indicated in the section "rates" of the site. The minimum period of rent is generally one week, from Saturday to Saturday however, only in special cases, the supplier reserves the right to accept bookings of minimum two days.
Rental prices are intended for accommodation including consumption (water-light-gas) and final cleaning of the apartments.
Linen is provided, only on advance request, at a cost of €12.00 per person. If the rental period exceeds two weeks, the customer may request an intermediate cleaning with an additional charge of €. 30.00.

PRENOTAZIONE
The customer treats the location with the supplier's location directly from the website starting with the compilation and submission of the "Request for availability" form. The reservation is concluded only at the time of the "confirmation" by the supplier.

CONFERMA DI PRENOTAZIONE
Upon receipt of the "booking confirmation" the customer is obliged to pay to the supplier a deposit equal to 30% of the rental price, by postal order (the Muratelle of Paladini Roberta, via S. Bartolo 96, 57027 San Vincenzo, LI) or by bank transfer ( IBAN: IT47 I084 6170 7700 0001 0120 749). If within 3 days the supplier has not received proof of payment the customer will forfeit the booking fee.
The payment of the balance must take place on arrival, at the management of the supplier which will issue receipt or Bill of rent.

ARRIVO E PARTENZA
The arrival of the customer must occur within H. 16:00 while departure within H. 10:00.
Every change in the date/time of arrival must be communicated a few days before to the supplier, who will take care to arrange the arrival.

PROCEDURE ALL'ARRIVO
Upon arrival, the customer is required to present to the supplier a document of recognition and the receipt of the deposit paid. You must then pay the balance to the management which will issue receipt or lease invoice.
At the time of the withdrawal of the keys the customer must pay the deposit equal to €150.00; This deposit will be returned at the end of the stay if no anomalies, deficiencies or damages are found in the rented apartment. In the event that the security will not cover such expenses, a higher amount shall be required.

VARIAZIONI ED ANNULLAMENTI
The right of withdrawal is accepted only if made by registered letter with return receipt. For cancellation of a reservation will be charged the following penalties:
• Up to 45 days from the start of the rental 10% of the total price of the reservation
• Between 44 and 30 days from the beginning of the lease 50% of the total price of the reservation
• Between 29 and 5 days from the beginning of the lease 90% of the total price of the reservation
• Less than 5 days of rental 100% of the total price of the reservation.

CONFERMA NUMERO CLIENTI
Only persons declared in the form "Reservation Request" will be able to stay in the property.
Their number may not exceed the number of beds indicated in the lease. Any substitution in person during the rental period is prohibited unless previously agreed with the supplier.

DIRITTI E DOVERI DEL CLIENTE
If a customer advances the departure the supplier is authorized to return the deposit by post, after deduction of any damages or additional costs, once the necessary checks have been made.
In case of problems during the stay, the customer has the obligation to do his best to solve them and minimize them, in order to avoid the prejudices that could result. In the impossibility of being able to do so, the customer is kindly requested to make contact immediately by telephone or with the supplier or his representative by Friday evening or at the latest by the hour of Saturday morning's departure.
The customer has the obligation to give the supplier the time necessary to try to solve any problem.
In case of interruption of the stay by the customer, the supplier will not be able to recognize any reimbursement of the rental price.
If the customer finds a deficiency or disservice must communicate a complaint in writing at the time it occurs or within 10 working days, it is worth the decadence of the claim.
If, for reasons of force majeure or for any other reason independent of its will, the supplier is obliged to cancel the reservations relating to the accommodation reserved to the customer, the customer authorizes to assign to him by mutual agreement, a similar lodging. In the event that an agreement cannot be found, the two Contracting Parties are authorized to cancel the agreement and the supplier will reimburse to the customer the only paid rental price excluding other reimbursement.

RESPONSABILITÀ DEL FORNITORE
Before delivery each accommodation is strictly controlled by the supplier.
The descriptions are correct and written in good faith.
The supplier therefore declines all responsibility for any changes made.
The rooms are delivered clean and in perfect order.

PERMANENZA ED USO DEGLI SPAZI COMUNI
Common areas are all places accessible by guests in a non-exclusive way: The barbecue area, the relaxation area, the green spaces, the tables area, the walkways, the children's playground, the parking lot, the Dogs area. In the use of common spaces please each guest to assume a dignified and polite behavior, not detrimental for others.
During the night hours from 24.00 to 08.00 and daytime from 14.00 to 16.00, all the guests, both inside and outside the apartments, are required to respect the tranquillity of others avoiding the most possible noises.
The use of the Games is reserved for children and must be attended by at least one adult.
The parking area, despite being inside the private fence, remains unattended, so the management assumes no responsibility for any damage.
Pets are allowed only if indicated at the time of request.
In common spaces, dogs must be kept on a leash and, if necessary, muzzled; It is also the owner's duty to provide for cleaning where the animal is dirty.

FORO E COMPETENZA GIURIDICA
For any controversy arising from the lease promoted by the supplier, the exclusive competence will be that of the Livorno bar.
